LIFE ON PANAMA'S SOUTHERN COAST
Your guide to Cambutal, Guánico and Búcaro: the lifestyle, the land, and what it really takes to make a home here.
What I share here
Cambutal, Guánico and Búcaro sit at the southern tip of the Azuero Peninsula, where the pavement gives way to jungle and the Pacific. It’s quiet, it’s real, and it’s not for everyone. That’s exactly why the people who make it here tend to stay.
I share all of it: the surf and the wildlife, and also the rainy-season roads, the dry-season water, and the drive to Chitré for supplies. If you’re thinking about a move or an investment, start with the lifestyle. The property decision gets much easier once you know the place.

Three Towns, Three Different Rhythms
Búcaro: the fishing village
The best boat launch on the coast and the best land value of the three.
Guánico: the surf cove
A gentle longboard wave, rolling hills that are easy to build on, and a quiet international community.
Cambutal: the surf town
World-class waves, the best amenities on the coast, and easiest place to settle in.
Why trust a local?
I’m Alessa Stabile, a licensed real estate agent based in Cambutal. I first came here on a surf trip at 17, and in 2020 my husband Bryan and I moved here for good.
Most of what’s written about this coast comes from people who’ve never spent a full rainy season here. I’ve spent seven.
My background is in sustainable development and land use, so I look at property through a different lens. How will you actually live on it? Where does the water come from, how’s the access year-round, and what can you realistically build on that slope? And just as important: how can you care for the land and be a good neighbor to the community that has welcomed us here?
