Búcaro · Guánico · Cambutal

Bucaro Coastline - Azuero Peninsula Panama

Búcaro : The Fishing Village

Búcaro runs on the ocean. It has the best natural port of the three towns, which makes it the easiest place to launch a boat, and fishing is still the main way of life here. It’s the quietest of the three and has seen the least foreign investment so far. If you want a resort town, this isn’t it. If you want a real Panamanian village with the Pacific at your doorstep, take a closer look.

Why buyers look here: Value. Land prices are well below Cambutal and Guánico. A hillside lot of around 5,000 m² with panoramic ocean views, plus access to fresh water and electricity, can come in under $100,000.

What to know: Búcaro is a working town, and it has the reserved, independent character of a fishing community. Newcomers who take time to get to know their neighbors tend to do best here. Expect fewer services and a smaller expat community than in Cambutal.

Who it suits: snowbirds who want a beautiful base without a premium price, and longer-term buyers who want to get in early. Once the coastal road between the three towns is improved, Cambutal and Guánico will be about 30 minutes away.

Guánico : The Surf Cove

Guánico Abajo has grown steadily over the past five years and is second only to Cambutal in new arrivals. Its community has a distinctly European flavor, a nice counterpoint to Cambutal’s mostly North American transplants.

The beach: A cove with a gentle, forgiving beach break and several peaks to choose from. It’s ideal for longboarders and beginners and is widely considered one of the best longboarding waves in the country.

The land: Rolling former pasture rather than steep hillsides, so building sites are easier to access and develop than in Cambutal. Many buyers are also restoring old cattle land to forest. Beachfront lots are scarce, so most properties sit back in the hills, a short drive from the sand.

What to know: Guánico hasn’t developed much yet. There are only a few restaurants and limited services, so plan on Cambutal for quick errands and occassional trip to Chitré for bigger errands.

Who it suits: Surfers, families, and relocators who want space and a straightforward build in a quiet, international community.

Cambutal: The Surf Town

Cambutal is where I live, and it’s the heart of this stretch of coast. It’s the most developed of the three towns, which out here means a well-stocked grocery store, good places to eat, and a community that makes settling in easier.

The surf: Several world-class point breaks plus a beach break, so there’s a wave for almost every level and swell.

Daily life:

  • The Local Mercado grocery store is small, but it stocks the “city” basics you won’t find in village shops, plus plenty of fresh vegetables.

  • There’s a surf shop and a pottery studio.

  • If you're relocating with children, theres a Montessori School the kids can ride their bikes to.

  • For lodging, there’s a wide range of options to choose from whether you want a 5-star resort, family-friendly hotel or boutique stays - there are several great places to stay while you look at property.

Cerro Hoya National Park: Cambutal is the gateway to Cerro Hoya, one of the least-visited national parks in Panama. It’s rugged and hard to reach on your own, but guided trips leave from town.

What to know: More amenities mean higher prices, and inventory is limited. Beachfront lots are rare, and the hills behind town can be steep. There are more options inland, and here’s what I tell every buyer: wherever you live out here, you’re only 5–10 minutes from the ocean.

Who it suits: Relocators who want community and convenience from day one, and surfers who want to live within reach of the best breaks.
